William Hattin was vacating Upcott Barton in 1881 as it was advertised to be let fro Lady Day for 7 orb14 years.

It was described as containing 302 acres or thereabouts, of meadow, pasture orchard and arable land. Distance about 6 miles from Crediton and 8 from Tiverton. The railway station at Bickleigh Bridge under construction on the Exe Valley Railway in 1881 woukd be 5 miles from the farm.There was an excellent farmhouse on the property, all the necessary outbuildings and three cottages.

In the Exeter and Plymouth Gazette of 24 May 1881 Upcott Barton was advertised to be let by tender for 7 or 14 years from the following Lady Day (25 Mar 1882). It was described as 307 acres or thereabouts of meadow, pasture, orchard and arable land in the occupation of Mr. William Hattin, 6 miles from Crediton and 8 miles from Tiverton, having an excellent farm house on the property, with all necessary outbuildins and three cottages.

In March 1882 the Exeter and Plymouth Gazette advertised at Upcott Barton, Cheriton Fitzpaine a " Genuine and Important Sale of 170 Devon Long-wool Sheep, 54 Bullocks, seven Horses and Colts, 20 Pigs, about ten tons of Hay (to go off), 30 Hogsheads of Cider, Implements, Household Furniture, and Effects,"

Messrs Ayre had been favoured with instructions to sell by auction at Upcott Barton on Wednesday and Thursday, the 22nd and 23rd days of March next, commencing at half past one o'clock each day in the afternoon, the livestock and effects of Mr. William Hattin, who was retiring from business and quitting the farm at Lady Day next.

"The sheep are of the Devon Long-wool breed, possessing hardy and sound constitutions and good fleeces, the heifers and cows are principally young, can be strongly recommended for their milking qualities (the mjority having been let as a dairy), large size and good shape, and together with the other stock and horses, are invaluable to parties seeking to obtain animals possessing more than ordinary merit.
